Township of Green Brook

Project Status (as of November 3, 2013)

The Township of Green Brook has successfully petitioned the Somerset County Board of Taxation and the New Jersey Division of Taxation to perform a reassessment program for the 2014 tax year. The reassessment will ensure uniform and equitable assessments within the Township and account for the recent changes in the real estate market. The Township has contracted Appraisal Systems, Inc. to assist me in conducting the reassessment program.

The first step in the reassessment process is the inspection of all properties in the Township. Inspections are set to begin the week of November 3, 2013. Based upon the contract with Appraisal Systems, Inc. and sanctioned by the Somerset County Tax Board, representatives from Appraisal Systems, Inc. will be making an attempt to inspect each property. The firm will be supplied with the current property record card data maintained by the assessor’s office and will have this in their possession during the visit to your property. If you are home during the visit to your property, please allow the field representative to conduct a full inspection (exterior and interior) to verify the existing property record card information. If someone is not home during the visit from the Appraisal firm, the Field Inspector will only conduct an exterior inspection of the property and any improvements thereon, and compare the data on the existing property record card with what they observe to be in place at the time of the inspection. Any differences will be noted and the record card changed to reflect the present condition of the property. The inspector will leave a card notifying you he/she was at your property and how an inspection may be schedule. An Appraisal Systems Inc. photographer will also be visiting each property to photograph the front and rear of each structure.

Appraisal Systems, Inc. representatives will carry photo identification and their names will be registered with the Town Hall. Please do not allow anyone to enter your home without proper identification. You will be requested to sign the field form used by the representative to acknowledge that an interior inspection was made. Please prepare the occupants of any rental units you may own concerning the inspection to be made.

Regardless of when a property is visited during this program, the new property values will all be determined based on their estimated market value as of October 1, 2013 (the statutory date required by law). Once all properties have been valued, property owners will be notified by mail of their proposed new assessed values and given an opportunity to schedule an informal meeting with a representative of the Appraisal firm in order to review their new assessment.
