The inspection and valuation phases have concluded. New Jersey real estate taxation law mandates that all real property be assessed at 100% of market value in order to ensure an equitable distribution of real estate taxes.

Property values were mailed on December 6, 2013 for all taxable properties. Please refer to your letter for instructions on how to schedule a one-on-one meeting with a representative of ASI.

If you have any questions or if you disagree with the preliminary valuation, you will have an opportunity to schedule an appointment with a representative of Appraisal Systems Inc. to discuss your concerns. An informal hearing will be available for property owners who have questions or concerns about the preliminary assessment of their property. The interview will be scheduled at a time convenient to the property owner and will take place at the Municipal Building located at 770 Coopertown Rd. The date and time of the appointment will be confirmed at the time of your call.

The interview process will be informal and will focus on a discussion of your property. It is important that all the information presented about your property is accurate. If you feel that there are conditions that diminish the market value of your property, the interview is your opportunity to bring those factors to bear. All appropriate comments will be reviewed and considered to determine if an adjustment is in order. You will be notified via First Class mail of the results of the informal hearing. You may view your updated property record card for accuracy by visiting the Township of Delanco’s website www.delancotownship.com. Look for the Township-Wide Reassessment section and click on the Office of the Assessor link, scroll down to the “Assessment postcard and record card information” and click on the link. Enter your last name in the appropriate box, click on “Submit Search”, click on “More Info” then click on the Property Card tab to view your updated property record card.
