Project Status (as of January 5, 2026)
The reassessment of Lincoln Park has been completed in accordance with the rules and regulations mandated by the State of New Jersey requiring all real property be appraised at its fair market value. We have made a complete analysis of all recent market data to accomplish this task and to determine the value of all properties as of October 1, 2025.

Please do not apply the 2025 tax rate to 2026 proposed assessment. A tax rate of $2.097 (per $100 of assessed value) has been estimated to give property owners a sense of how their property taxes may increase or decrease based on the proposed 2026 assessments. This estimated tax rate does not include any potential budget increases in 2026, and the exact tax rate cannot be computed until the County, School and Municipal budgets are approved and calculated into the official 2026 tax rate to be established in 2026.

Any property owner who wishes to dispute the 2026 assessed value may file an appeal with the Morris County Board of Taxation. Appeal forms and instructions can be obtained by visiting the Tax Board’s website:

Please note that appeals must be received (not merely postmarked) on or before May 1, 2026. At the time of your appeal you should be prepared to demonstrate any evidence supporting your opinion of fair market value, such as recent sales of similar properties in your area.
