Project Status (as of December 13, 2012)
Reassessment approvals were granted from the Director of the Division of Taxation. The Mod 4 database has been obtained and a reassessment file has been established for each block and lot within the municipality. All forms and property record cards to be utilized during the revaluation have been prepared. The firm (in cooperation with the assessor) will establish all criteria, essential variables and cost parameters to be employed for use in the revaluation program. This includes the cost manuals, income and expense formulas, depreciation schedules, cost conversion factors, and classification guidelines. A procedure has been implemented to identify, record and analyze all usable sales for the purpose of establishing preliminary values as of October 1 of the pretax year. All sales that have occurred during the past three years have been identified and entered into the software program (CAMA) and on all appropriate maps and forms.
